Buying property in Spain, step by step
We have helped hundreds of international buyers through the Spanish buying process. Here is how it works, and what it costs, before you start.

The process
- 1Choose the property and make an offerSet a budget that allows for purchase costs, then put forward an offer covering the price and payment dates. Until the seller accepts it in writing, the property stays on the market.
- 2Check the title and debtsEvery sale is registered in the Land Registry. We advise you to take legal advice so ownership and any outstanding debts on the property are checked thoroughly.
- 3NIE number and bank accountYou need an NIE to present to the notary and to pay taxes — your lawyer makes this simple — and a Spanish bank account to transfer funds for the purchase, which we can arrange for you.
- 4Private purchase contractOnce your offer is accepted, a private purchase contract sets out the terms, the deposit (in most cases 10% of the price) and the completion date. Do not sign it until your lawyer has explained it.
- 5Mortgage, if you need oneGive the bank about a month to approve the loan and value the property before the mortgage is signed.
- 6Sign the escritura at the notaryOn completion, buyer and seller — or their representatives with power of attorney — sign the deed before a notary. The balance is paid, any mortgage is signed at the same time, and you receive the keys.
- 7After completionYour lawyer puts the utilities and town hall rates in your name and pays the purchase taxes and fees. Our aftersales service stays with you after you move in.
What it costs
Fees and taxes on a purchase are generally 12–14% of the property price, depending on the region of Spain. They cover the purchase tax, notary and property registry fees.
